Executive Summary: |
The subject property was zoned PCD-2 in 1998 with Ordinance No. 6989, which placed restrictions on the commercial uses to comply with the recommendations provided in the comprehensive plan for a neighborhood commercial center. The rezoning ordinance did not include residential uses as a permitted use; therefore, an amendment is being requested to allow multi-dwelling residential uses on the property in addition to the previously approved commercial and office uses.
The PCD-2 Zoning District converted to the PCD-[Stoneridge Plaza] (Planned Commercial Development) District with the adoption of the Land Development Code in 2006. As the PCD-2 District is no longer an active zoning district, the rezoning will require the amendment and repeal the previously approved zoning ordinance, Ordinance No. 6989, to revise the restrictions of use.
Following this amendment, a preliminary development plan for the proposed development will be submitted to the Planning Commission for consideration and to the City Commission for action. If the preliminary development plan is approved a final development plan will be submitted. |
