RE:	Pump Station No. 2 North Lawrence Pump Station Improvement Project, 1SS-104

City legal staff has been working with the Department of Utilities on the above North Lawrence pump station improvement project, currently being designed by Bartlett & West Engineers and funded through the Utilities Department capital improvement reserve fund and the 2005 water and sewage revenue bond issuance.  The project plans call for the improvement of several North Lawrence pump stations, including the existing pump station no. 2, generally located at 570 Walnut Street.  The reconstruction of this station requires the purchase of additional property to the west of the existing site (see attached site plan).  The property to be acquired is the north 100 feet of Lot 1, Block 16 (approximately 7,200 sq. ft.) a vacant tract, currently zoned RS-2. On January 10, the City Commission approved the required land use approvals for the project (UPR-10-10-05,  PC Item No. 9; PC approved 9-0 on 12/12/05.) Staff Report PC Minutes

The City contracted with Keller & Associates to provide a valuation of this tract.  The property owners, Matt & Pamela Eales have accepted the appraised value for the fee simple purchase of this portion of Lot 1.

Authorization is requested to approve purchase of this parcel from Matt & Pamela Eales in the amount of $35,700.
