Approve a Special Use Permit, SUP-18-00611, and adopt on first reading, Ordinance No. 9658. The special use permit and ordinance would permit a non-owner occupied Short-Term Rental at 1321 New Hampshire Street. The rental use is limited to no more than four guestrooms and the occupancy is limited to no more than three unrelated adults. Submitted by Kern, Inc., on behalf of Rayna M. Executive Summary: |
Short-Term Rental uses were recently added to the Land Development Code as uses permitted in specific zoning districts. Short-Term Rental uses are permitted with licensing when they are accessory to owner occupied residences, but require approval of a special use permit when they occur in non-owner occupied residences. Standard conditions for the use include a requirement that the property remain residential in character and that the use must be licensed with the City.
The subject property has four off-street parking spaces and one parking space is required for each guest room; therefore, a maximum of four guest rooms is permitted.
All properties containing a Short-Term Rental use shall comply with the occupancy limits established in Section 20-601(d). The subject property is zoned RS5 (Single-Residential Dwelling) District, which permits a maximum number of 3 unrelated occupants per dwelling unit. |
