Approve request to rezone, Z-17-00083, approximately 0.4645 acres located at 1816 and 1822 W 24th Street from RSO (Single-Dwelling Residential - Office) District to RM32 (Multi-Dwelling Residential) District and adopt on first reading Rezoning Ordinance No. 9354. |

Executive Summary: |
An application was submitted on behalf of Cherry Hill Properties, LLC, property owner of recorded, to rezone approximately 0.4645 acres located at 1816 and 1822 W 24th Street from RSO (Single-Dwelling Residential – Office) District to RM32 (Multi-Dwelling Residential District).
The intent of the rezoning request facilitates redevelopment of existing underutilized property. The request is consistent with the purpose and intent of the Comprehensive Plan as it pertains to infill development and neighborhood conservation.
The subject properties are located in a predominantly RM32 (Multi-Dwelling Residential) zoned area. The rezoning request accommodates redevelopment of the subject properties with housing similar to the surrounding land use pattern of multi-dwelling units. The rezoning is not expected to negatively impact nearby properties. Impacts will be evaluated and mitigated through the site planning process.
The Planning Commission considered the item at their May 24, 2017 meeting and voted unanimously to forward the rezoning request to the City Commission with a recommendation for approval. |
