Approve request to rezone, Z-17-00080, approximately 10 acres from IBP (Industrial/Business Park) District to RM12D (Multi-Dwelling Residential) District, located in the 1100 Block of Biltmore Dr. and Research Park Dr. less 5 acres to be retained IBP (Industrial/Business Park) District on the northwest corner of Research park Dr. and Legends Drive.
An ordinance will be forwarded to the City Commission for adoption on first reading at a future meeting. |

Executive Summary: |
Proposed request is for a residential development that includes both detached homes on individual lots (single-dwelling residential) and duplex lots. This request is being considered concurrently with a comprehensive plan amendment to amend Chapter 7 of Horizon 2020 and a request to rezone approximately 25.4 acres to RS7.
The property abuts developed IBP properties along the east side of Research Park Drive and along the south side of Legends Drive. The recommendation for approval includes the retention of approximately 5 acres on the northwest corner of Research Park Dive and Legends Drive. Both this request and the related request for RS7 zoning must therefore be reduced. Based on the configuration of the original requests much of this reduction impacts the proposed RM12D district.
An ordinance has not been provided at this time to allow the applicant time to develop a specific response to the defined area to be retained IBP District. Once the area is identified then a legal description can be prepared and the final ordinance drafted for consideration by the City Commission.
