Executive Summary: |
This is a request from Seeds of Italy for a Special Use Permit to allow Wholesale Storage and Distribution, Light in the IL (Limited Industrial) zoning district at 1501 Learnard Avenue on 2.93 acres. This is a low impact business, which is currently located in the unincorporated portion of Douglas County as a Rural Home Occupation. The business typically receives 1 to 2 semi-truck deliveries per year. The seeds are distributed through the mail, so no customers are expected on the site. The only exterior changes being proposed to the site with this project are the conversion of a concrete pad to an ADA accessible parking space and the addition of mechanical equipment to the building being converted to the warehouse/office. No exterior lighting is proposed and the business will operate during daytime hours.
The Planning Commission considered this item at their July 25, 2016 meeting and voted unanimously to forward the SUP to the City Commission with a recommendation for approval. |
