RE:	Dedication of easements and rights-of-way associated with, PF-15-00239, The Final Plat of Links at Kansas, 1^st Addition located at 251 Queens Road. This Final Plat includes 2 residential lots and one tract.

Background

The Final Plat for the Links at Kansas, 1^st Addition has been submitted for review and administrative approval. The Final Plat conforms to the approved Preliminary Plat with the same proposed utility easements and rights-of-way.

The right-of-way for George Williams Way was dedicated by separate instrument prior to the platting of the property to accommodate the Rock Chalk Park Development to the west. The County Surveyor indicated that the instrument used to dedicate the right-of-way referred to ‘easement’ rather than ‘right-of-way’ so the right-of-way will be dedicated with this plat. Right-of-way is also being dedicated for the full-length of Rock Chalk Drive from Queens Road to George Williams Way. The road will be constructed with this phase of the development.

Utility easements are being dedicated to provide utilities to the various structures proposed on the property. The location of the utilities will be determined through the completion of the Public Improvement Plans and the easements may need to be slighting revised to reflect the layout approved on the Public Improvement Plans.

The Final Plat has been placed on the City Commission’s agenda for acceptance of dedication of easements and right-of-way as shown on the plat. A copy of the Final Plat and the Administrative Determination is attached.

Action

Accept the dedication of utility easements and street right-of-way as shown on the Final Plat, PF-15-00239, for the Final Plat of Links at Kansas, 1^st Addition.
