RE:

Vacation of utility easement associated with Minor Subdivision, MS-15-00628, for The Reserve at Alvamar No. 5, located at 1617 & 1621 Cog Hill Court.

 

Background

Minor Subdivisions/Replats are land divisions that are reviewed and processed administratively. These items are placed on the City Commission agenda when easements or rights-of-way are being dedicated or vacated.  A Minor Subdivision for The Reserve at Alvamar No. 5, MS-15-00628, was approved by the Planning Director on December 28, 2015 pending the City Commission’s approval of the vacation of easement. The Minor Subdivision and Administrative Determination are attached with this memo for context; however, no action is necessary for the Minor Subdivision.

 

The subject area was previously platted with utility easements associated with the lots. There is a vacation of a utility easement associated with this Minor Subdivision to reconfigure two lots. (Figure 1).  City infrastructure is not necessary or required between the two lots as it is provided in other easements located at the rear and front of the lots.  A vacation of the easement between the lots is requested.

 

Figure 1 – Location of easement to be vacated.  Existing easements to the front and rear of the lots containing utilities will remain.

 

Action

Approve the vacation of the utility easement as shown on the Minor Subdivision, MS-15-00628, for The Reserve at Alvamar No. 5.
