November 15, 2011 Agenda Item – Waiver request to City Code 19-302(1)(b) to allow installation of water master meters at 204 Eisenhower Drive commonly known as Wakarusa Apartments.

 

Please include the following item on the City Commission Agenda for consideration at the November 15, 2011 meeting:

Approval of the request by Paul Werner Architects, on behalf of the developer, Highland Construction LC, for a variance from City Code 19-302(1)(b) to allow the installation of master water meters for buildings of less than 13 units located at 204 Eisenhower Drive.

 

City Code, Chapter 19 Article 3 sections 301 and 302, require that each dwelling, apartment, business establishment or other property served with water to be metered separately. The use of master water meters is allowed per City Code 19-302(1)(B) for apartment houses having 13 living units or more, or as approved by the City Commission.

 

The proposed development, located at 204 Eisenhower Drive, consists of 131 total dwelling units laid out as twelve 8-unit buildings, eight 4-unit buildings, and one 3-unit building with a clubhouse as shown on the attached exhibit.

 

The developer is Highland Construction, LC, and the current property owner is Glenwood, LC. Paul Werner Architects, on behalf of the developer, has requested a waiver, attached, to the City Code referenced above to allow the installation of 1” master water meters for each of the buildings within the development. Paul Werner Architects has evaluated the requested meter size and concluded that 1” master water meters are adequate to serve each building.

 

Action Request:

Approval of the request by Paul Werner Architects, on behalf of the developer, Highland Construction LC, for a variance from City Code 19-302(1)(b) to allow the installation of master water meters for buildings of less than 13 units located at 204 Eisenhower Drive.
