 Carnegie improvements

 

As reported when staff requested approval to proceed with bidding window replacements and improvements for the Carnegie building, the rehabilitation of the former Carnegie library building at 9th and Vermont is proceeding with completion of most of the interior and exterior work expected in early November.

 

Change Orders

 

As part of the $1,436,000 project, several change orders have become necessary during the restoration work.  Most of the change orders either focused on deteriorated conditions of the building which were only uncovered during the rehabilitation work (roof damage from a 1970s era fire, termite damage uncovered during plaster and floor repair, etc.) or changes that substantively improved the usefulness and attractiveness of the building which could only be observed during construction (sink facility for cleaning the large room, enlarging the storage room by removal of a wall, additional electrical outlets, additional curbing needed along Vermont while other construction was underway, ceiling modifications to provide additional space, etc.). The City Commission approved Change Order No. 1 in the amount of $23,821.69 on May 25, 2010. I recommend approval of Change Order No. 2 in the amount of $12,257.72, bringing the total for the change orders to-date to $36,119.41.  See attached list which includes some deductions.   No additional substantial change orders are anticipated as the project is completed.

 

ACTION:     Approve Change Order No. 2 to A.B. Bradley Construction in the amount of $12,257.72 for the Carnegie restoration project.  Funding will come from the guest tax reserve fund and capital improvement reserve fund.

 

Window Replacement and Rehabilitation

 

The City Commission recently authorized the bidding of window replacement and rehabilitation for the Carnegie.  See earlier memo from October 5 City Commission meeting agenda. The architect, historic preservation staff and other City staff are recommending (see bid memo) that the low bid be accepted for this project.  This project is necessary given the failing conditions of the windows and should be accomplished before substantial public use occurs in the building.

 

ACTION:    Award bid for Carnegie building window replacement/repair to AB Bradley for $44,700.  Funding will come from the guest tax reserve fund and capital improvement reserve fund.
