RE:	Health Care Access Clinic – Request for Lease Extension City owned property at 1920 Moodie Rd.

Health Care Access Clinic (HCA) has requested an additional five (5) year extension to their Lease at 1920 Moodie Road (attached is the request letter dated August 5, 2009).  The original Lease with HCA was executed in 1991.  It had a 3-year term, with options to renew.  The Lease was extended in 5-year increments thereafter, with the last expiration date of October 31, 2009. 

HCA Executive Director, Nikki King, stated in the August 5^th letter that HCA wishes to expand its heath education services at this location and expects to partner with several agencies for maximum utilization of the space.  The original lease agreement, dated November 1, 1991 (attached) has a provision that:

          14.     Lessee shall, during the term of the lease, agree to use the premises exclusively                            for Healthcare Access, Inc. programs and services.  Lessee agrees not to                                    undertake additional programs or services without the prior written approval of                             Lessor.

Ms. King has assured City staff that HCA agrees to use the premises only for healthcare programs and services.  If HCA plans a partnership with other agencies for additional services at this location, HCA will first obtain written approval from the City.

Staff recommends the Commission authorize the City Manager to sign a 5-year Extension of Lease Agreement (attached) with Health Care Access, Inc.

Action Request

Authorize City Manager to execute Extension of Lease Agreement to extend current lease agreement until October 31, 2014.
