Revisions to Resolution 6749

 

 

The January 8 City Commission agenda includes Resolution 6749 which sets February 12, 2008, as the public hearing date regarding the establishment of a redevelopment district pursuant to K.S.A. 12-1770 et seq. for the 12th and Oread Redevelopment District. 

 

At the request of the developer, the resolution has been revised to add property to the redevelopment district and to reflect the hotel building use currently included in the proposed final development plan.  The legal description and the map, both of which are attached to the resolution, are updated to reflect addition of land to the north of the proposed hotel site to the redevelopment area.  This land is owned by the developer and has been added to reflect all property which may require improvement as a part of the TIF (tax increment financing) project

 

The project description in Section 4 has also been changed to reflect the current allocation of space presented in the proposed final development plan.  The preliminary development plan called for 104 rooms (74 hotel/extended stay and 30 condominiums), while the submitted final development plan has 106 rooms (92 hotel/extended stay and 14 condominiums) within the same footprint.  Similarly, the number of parking spaces rose from 167 in the preliminary development plan to 200 in the proposed final development plan.  The preliminary development plan was approved by the Planning Commission October 22, 2007 and is still under review by the City Commission.  Because the original land use application was submitted under the previous zoning code, the final development plan is reviewed and approved only by the Planning Commission.  Final dedication of easements and rights of way will still be presented to the City Commission for approval.
