This is for a for the Douglas County Community Mental Health Facility and supportive housing development project which includes a 12 bedroom Group Home and 10 one-bedroom apartments, located at 1000 W. 2nd Street. Executive Summary: |
The GPI (General Public and Institutional) zoning district requires an Institutional Development Plan to serve as a master plan for institutional uses such as the community mental health facility and related supportive housing development. The Land Development Code establishes the Special Use Permit as the process for reviewing and approving the Institutional Development Plans. Additionally, residential uses in the GPI District require a Special Use Permit as part of the land use entitlement process before seeking a building permit.
This Institutional Development Plan for property at 1000 W. 2nd Street includes only the residential components at this time. The initial project construction of the project will include a 12-bedroom Group Home and 10 one-bedroom Multi-Dwelling Residential units. The residential portion of the development aligns with the existing residential portion of the neighborhood to the immediate south.
A future phase will include the construction of the Community Mental Health Facility and an expanded parking lot. |
