Recommendations/Options/Action Requested:

 

Accept dedication of right-of-way for W. 31st Street and dedication of utility and drainage easements associated with PF-17-002004, the Final Plat for Paxton Place Addition.  Submitted by BG Consultants, for Castle Rock LC, property owner of record.

 

Executive Summary:

The Final Plat for Paxton Place Addition on approximately 59 acres at the southeast corner of Michigan Street and W. 31st Street creates two lots for multi-dwelling residential development. Additional right-of-way is required for W. 31st Street to comply with the Subdivision Regulations Design Standards.  Easements on the property had been dedicated previously by separate instrument. A Drainage Easement is being dedicated for the floodplain located on the property and a Utility Easement is being dedicated as an exclusive Sanitary Sewer Easement.

    --- the additional right-of-way will provide space for future improvements to W. 31st Street, if necessary.

    --the drainage easement will protect the floodplain and provide open space in the area.

The item was not in the budget or 2017 CIP. Associated costs are the responsibility of the development agent/applicant.
