Recommendations/Options/Action Requested: 

 

Accept dedication of easements and rights-of-way associated with North Lawrence Addition No. 18 Minor Subdivision, MS-17-00095, located at 772 North St. Submitted by Grob Engineering Services, LLC, for Roxanna Todd, property owner of record.

 

Executive Summary:

Dedications of right-of-way and utility easements are required per compliance with the Land Development Code in association with the Minor Subdivision MS-17-00095 North Lawrence Addition No. 19. 

 

Utility easement dedications are required to provide service to each lot created with this Minor Subdivision.  The application proposes dividing one large lot into three smaller lots for residential construction.  The existing residential structure will remain on one of the newly created lots and all existing easements will remain.  An additional 5’ easement will be dedicated along the west side of Lot 1 & Lot 2 and 15’ pedestrian and utility easements along North and Hickory Streets will be extended to the east.  This will accommodate utility service and pedestrian access to all lots.

 

Additional right-of way is also being dedicated along Hickory Street.  This will accommodate the extension of the pedestrian and utility easement and align with the existing right-of-way.
