Recommendations/Options/Action Requested:

 

Approve request to rezone, Z-16-00545, approximately 1.07 acres located at 3215 Ousdahl Road from PCD-[Pine Ridge Plaza] (Planned Commercial Development) District to CS (Commercial Strip) District and adopt on first reading Ordinance No. 9337.

 

Executive Summary:

The subject property, 3215 Ousdahl Road, is currently a part of the Pine Ridge Plaza PCD. The subject property has been purchased by the owner of the two properties to the north, 1700 and 1717 W 31st Street, which are both zoned CS. The property owner intends to consolidate the three lots into one with a Minor Subdivision and develop the three  lots with a storage use containing both mini-storage and boat/RV storage. These uses are permitted in both the current PCD Zoning and the proposed CS Zoning District; however, the rezoning to the CS District will provide a uniform zoning designation for the entire property. This will allow the site to be developed with a site plan per the standards in the Land Development Code. Without the rezoning, the southern portion would be subject to the PCD standards of the pre-2006 Development Code.
