Architectural/Engineering Services Agreement for Remodel of Fire Station No. 1

 

Project Description

The current anticipated project scope includes evaluation of the existing mid-century modern structure located at 746 Kentucky Street. The facility currently houses Lawrence - Douglas County Fire Medical Station No. 1 in the west wing, and the Douglas County Senior Center in the east wing.   From the building assessment information generated at the beginning of the design process, a final project scope will be determined based on available project funding.  Scope items may include interior remodel, additions to the existing building, building MEP systems remodel, and deferred maintenance items for Fire Station No. 1 areas of the building.  Further, the building assessment research will study areas of the existing buildings’ east wing and generated anticipated costs for interior remodel, required building MEP systems remodel, and deferred maintenance items for possible inclusion in the project.

The Project A/E Scope of Basic Services Work generally consists of the following:

·         Development of a current building condition report base on the existing facility conditions including a reassessment of the building study completed in 2010.

·         Space needs assessment for Fire Department spaces and generation of plan options for Owner consideration.

·         Design and documentation of Owner selected plan configuration, and building deferred maintenance components selected to be included in the project.

·         Assist the Owner through bidding and negotiations and the construction process.

 

Project Background

The city approved the selection and authorized the Interim City Manager to negotiate fees for services for this project during the February 2, 2016 consent agenda.

 

Funding for this project

Funds for these services are estimated at seven percent (7%) of the construction costs of $2,630,000 or $184,100.  The funds will be paid from Obligation Bonds.  The seven percent (7%) estimate falls within the City’s Design Fee guidelines.

 

Action

Authorize the Interim City Manager to sign an Architectural/Engineering Services Agreement for Fire Station No. 1 with Zimmerschied Architects, PLLC.
