RE:	Resolution of Support – Wheatland Investments, LLC.

Background:

Wheatland Investments, LLC, of Gardner, Kansas, is applying to the Kansas Housing Resource Corporation (KHRC) for the Low Income Housing Tax Credit (LIHTC) Program to construct affordable rental housing for families to be located at 1356 East 1600 Road.  The proposed housing development, The Estates of Lawrence, will contain 32 units of affordable housing with rent targets at the 60% and 50% area median income range. 

The tax credits will be used to finance the new construction of the facility which will consist of 12 two bedroom units and 20 three bedroom units with the following amenities:  washers/dryers hookups, garbage disposals, dishwashers, stove, patio/balcony and the option for a carport.  There will also be a green space for residents as well as a playground. 

KHRC is required to notify the chief executive officer of the local jurisdiction where the proposed development is located.  For their records, a Resolution from the local government stating their approval and support for all such proposed developments using tax credits is also required. 

The Resolution of Support only provides documentation that the City is aware of the project and supports the application for the project.  The project must still go through the necessary development process and meet all code and zoning approvals.

Staff Recommendation:

Staff recommends adopting a Resolution of Support for the Low Income Housing Tax Credit Application being submitted to the State of Kansas by Wheatland Investments, LLC.

Action:

Adopt Resolution No. 7150, approving conditionally an application for low income housing tax credits from the State of Kansas for The Estates of Lawrence, a LIHTC application made by Wheatland Investments, Inc. to KHRC.
