Dedication of easements and rights-of-way associated with, PF-15-00585, The Final Plat of 24th Place Addition located at the northeast corner of Inverness Drive and W. 24th Place. This Final Plat includes 14 residential lots and one commercial lot. |
Background
The Final Plat has been submitted for review and administrative approval. The proposed Final Plat conforms to the approved Preliminary Plat with the same proposed utility easements and rights-of-way.
The Final Plat includes one new interior street for access to the 14 residential (duplex lots). Access to the proposed commercial lot is limited to access from W 24th Place only.
In addition to typical utility easements this Final Plat includes an area set aside for a buffer between the existing residential uses located west of Inverness Drive and the future neighborhood commercial development proposed for Lot 1, Block 1. Both buildings and parking lot improvements, including vehicular circulation, are prohibited in this area. Development of the commercial lot is intended to include a strong pedestrian connection and pedestrian scale amenities in this area as a transition between uses. Development of the commercial lot is subject to site plan approval and subject to review and approval by the City Commission. Some additional uses may also require a Special Use Permit that will be considered by the City Commission in the future.
Public Improvement Plans are required for development of this property.
The Final Plat has been placed on the City Commission’s agenda for acceptance of dedication easements as shown on the plat. A copy of the Final Plat is attached.
Action
Accept the dedication of utility easements and street right-of-way as shown on the Final Plat, PF-15-00585, for the Final Plat of 24th Place Addition.
