The exterior work includes a partial driveway replacement, a concrete patio replacement, foundation stabilization, sump pump installation and grading work.  The interior work includes additional foundation stabilization work in the basement and replacing the garage concrete floor and steps.  Plumbing work includes replacing the water heater, install a clean-out and scope an existing drain line and provide repair options. This project also includes the following alternates: Alternate #1 – Driveway Replacement, Alternate #2 – Sewer Replacement, Alternate #3 – Upgrade to an On Demand Water Heater, and Alternate #4 – Install an Egress Window.  House was built in 1955 and lead hazards are not present, so Lead Safe Work Practices and Clearance will not be required.

Replace an exterior door and repair a storm door.  Extend gas line to a new owner supplied gas stove, install an exterior vented hood and replace water heater. Install an owner supplied dish washer and a metal dryer vent.  Lower the ceilings in three rooms, extend ductwork and add insulation to R-30.  Paint rooms, install new closet doors and install floor coverings.

 

 

 

 

 

Recommendation Action:

 

Approve the bid from T & J Holdings, Inc. for the Comprehensive Rehabilitation Project located at 1406 New Jersey St. in the amount of $22,725.00 for the Base Bid only. Total contract price of $22,725.00

 

Waive staff’s estimate and approve the bid from T & J Holdings, Inc. for the Comprehensive Rehabilitation Project located at 1614 Powers St. in the amount of $23,805.00 for the Base Bid only.  Total contract price of $23,805.00.
