Property Acquisition: Pump Station 37 site – East 15th Street

 

 

Legal staff has been working with Department of Utilities staff since early summer of this year to acquire property interests for various sanitary sewer pump station sites – see attached map.  On August 23, 2011, the City Commission set a bid date for the Group II projects after completion of property acquisition for that phase.  Memo

 

Property acquisition for the Group I projects has been completed for pump station sites 28 and 35.  For the Pump Station 37 site which is located along East 15th Street south of Oak Hill Cemetery (map), various property interests are required in order to reconstruct the lift station.  Fee simple acquisition of a 16,200 square feet portion of the parent tract (Lot 1, Sunflower Addition) is needed in order to site the facility (map).  Permanent sanitary sewer easements (32,000 square feet) and temporary easements (20,000 square feet) are also required.

 

Aul & Hatfield Appraisals provided an appraised value of $30,000 an acre for the pump station 37 site.  Staff has negotiated a settlement of $31,000 an acre for the property interests along with an additional adjustment for tree and landscape loss that will impact the property with construction of the pump station.  The total negotiated settlement for the above property interests is $32,000.

 

Action Requested:

Authorize the City Manager to execute a purchase agreement for the acquisition of property interests from the World Company in the amount of $32,000.
