On October 4, 2011 the City of Lawrence opened proposals for the following:

The exterior work on the house includes removing and replacing the driveway, a reconfiguration of the concrete porch stairs, adding required handrails and guardrails to the front porch area and painting of all windows and front porch area. The interior work includes door repairs, finishing the wood floors, minor carpentry repairs, installing interior handrails, vinyl flooring replacement and countertop replacement. Plumbing work includes replacing the hot water heater, reconfiguring the plumbing in the laundry room, plumbing repairs in the bathroom and replacing the kitchen sink. Electrical repairs include installing a new 150 amp panel and making small wiring repairs throughout the home. Specs include an alternate for finishing the wood floors that was not included in the original bid. House was built in 1963, and Lead Base Paint Hazards were located on the windows so Lead Safe Work practices are required.

The exterior work on the house includes re-grading and creating swales in the yard to help promote drainage away from the foundation; trim excess plantings and removal of some trees around the house; replace concrete steps and landing, replace the brick stoop, painting of all exterior wood. Interior work includes minor electrical repairs, minor carpentry work; vinyl floor replacement, plumbing repairs in the basement, replacing the furnace and hot water heater. Alternates include refinishing wood floors in the house and installing a new driveway. The house was built in 1957 and Lead Base Paint Hazards have been located so Lead Safe Work Practices are required.
Recommendation Action:
Approve bid from T & J Holdings, Inc. for 2536 Ridge Court in the amount of $22,600.00 for the Base Bid and $1,900.00 for Alternate #1.
Approve bid from T & J Holdings, Inc. for 1015 Avalon in the amount of $24,605.00 for the Base Bid only.
