CITY STAFF PRESENT FOR BID OPENING on May 3, 2011: Jonathan Douglass, Laura Warner, Tony Hoch & Jessica Roberts.
SCOPE OF WORK:
2336 Louisiana St.: The exterior work on the house includes installing trench drains on both the north and south side of the property, replacing two sump pump systems in the crawlspace, installing a new driveway, removing a homeowner’s sidewalk, minor repairs to the front porch and removing overgrowth and a dead tree in the backyard. The interior work includes refinishing all the wood floors, replacing the vinyl flooring in the kitchen, door repairs and replacements, window repairs and replacements, minor drywall repairs and minor carpentry repairs. The MEP work includes installing a dryer receptacle, adding GFCI devices, adding rated fan boxes, adding a bath vent, replacing all the registers, replacing the return air vent, whole house duct cleaning, adding an auto vent to the washer standpipe and replace the water heater to include the venting through the roof. Specs include one alternate for replacing all the windows through-out the house. House was built in 1950s and Lead Base Paint Hazards have been located, so Lead Safe Work Practices are required.

1415 W. 2nd Terrace: The exterior work on the house includes a complete soffit replacement and paint all the exterior wood. Remove and replace concrete to include the driveway complete, homeowner sidewalk including the front stoop, the city sidewalk, back patio and the garage floor. The interior work includes minor drywall repairs and painting, door repairs and replacements, minor electrical repairs and adds, minor carpentry repairs, and replacing the water heater. Specs include alternates for cabinet and backsplash repairs in the kitchen, installing a closet door and refinishing the wood floors. House was built in 1960, and Lead Base Paint Hazards were located on the exterior wood so Lead Safe Work Practices are required.

Recommendation Action:
2336 Louisiana St.: Award the Base Bid and Alternate #1 to Natural Breeze Remodeling for a total of $24,660.00.
1415 W. 2nd Terrace: Award the Base Bid only, to T & J Holdings, Inc. for a total of $23,670.00.
