Please include the following item on the City Commission consent agenda for consideration at the March 15, 2011 meeting:
Project Description. This project is a roof replacement at 455 Mississippi which houses the City of Lawrence Traffic Division. The present roof is in very poor condition and consistently leaks, endangering valuable equipment. There are presently two layers of roofing on the structure. This project will remove both layers and install a new one.
Project History. The building was constructed in 1944 as part of the WPA project. The 3,400 sq. ft. roof was originally constructed of an aggregate surfaced built-up roof system and was last roofed in 1985. The roof over the administration portion of the building has deteriorated beyond repair and will be replaced with a twenty-year life expectancy membrane roof. The south parapet wall will also be repaired. From an environmental side, the design will include, whenever possible, the use of nonorganic materials. If water becomes trapped within the roof system mold is inhibited because it has no food source.
Project Details.
Repairs will include:
· Removal of the existing roof system down to the plywood decking, following proper abatement procedures for asbestos containing material |
· Repair decking as needed |
· Install polyisocyanurate roof insulation |
· Install high density coverboard |
· Install two plies of modified bitumen membrane |
Project Funding. This project will be funded from Capital Improvement Reserve.
Action Request. Set bid date of April 5, 2011 for the roof replacement of the Traffic Division at 445 Mississippi, Project No. PW1108.
