Oread – Project No. PW-0812 – Project status update

 

As the Oread Inn and project begins to take shape I wanted to update you on the overall status and point out some key items that may be of interest.

 

The hotel is progressing on schedule and the developer is projecting that it will be “topped” out in August of this year. Meaning the basic structure of the hotel will be completed and the interior and final exterior treatment will begin.  

 

To date the public infrastructure improvements competed are Oread Ave. from 13th to 12th, 12th street from Louisiana St. to Indiana Ave. Landscaping around the water tanks on Oread Ave., sidewalk and waterline work at the intersection of 12th and Louisiana and waterline work at 13th and 12th St. In addition, sanitary sewer main extension from the west side of Indiana Ave. to hotel site. Work in progress is; sanitary sewer relocation and manhole construction at 11th St. and Indiana, pavement replacement in the intersection of 11th and Indiana and Indiana south to 12th street. Infrastructure work included new concrete pavement with curbs and sidewalks, stairs connecting 12th St. to Mississippi St. will be completed with a connecting crosswalk to the KU campus. Some limited additional in-house street maintenance work will be completed to the surrounding streets once the project is closer to being completed.

 

The work in the area of 11th and Indiana is expected to be completed this summer, prior to KU resuming classes in August. The city and the developer have kept the local residents, KU transit, Lawrence Transit and the general public updated and informed about the improvements in this area. There will be a detour provided during the closure of the intersection at 11th and Indiana for through traffic. Local access will be maintained throughout this portion of the work.

 

In addition to the developer funded sanitary sewer improvements in the vicinity of 11th and Indiana Streets the Department of Utilities is taking advantage of the current construction by the developer and funding the replacement of approximately 143 linear feet of existing 1935 era sanitary sewer in 11th Street from Indiana west to the alley.

 

The City of Lawrence Public Works Department has committed $90.000 toward the public improvements, $10,000 for the sidewalk on Mississippi St. south connecting to the KU campus , $50,000 for Indiana Ave. and $30,000 for the added work to the intersection of 11th and Indiana Ave. These improvements were needed as the pavement condition on Indiana and at the intersection are poor. The city is working with the development while their contractor is in this area doing similar work.

 

This project and public improvement will greatly enhance the appearance of this neighborhood.

 

Action Requested

 

Authorize the City Manager to sign purchase orders for the approval of the following public improvements to the Oread neighborhood that will total $134,070.20.

 

-          participation in the removal and replacement of Indiana from 12th Street to 11th Street $50,000 city, $275,282.10 developer total = 325,282.10

-          participation in the removal and replacement of the intersection of 11th Street and Indiana $30,000 city, $36,199.20 developer total = $66,199.20

-          participation in the addition and improvements of sidewalks on Mississippi Street $10,000 city

-          realign the sanitary sewer on Indiana west on 11th Street $44,070.20 100% city. (this sewer work was a needed improvement for the area and made sense to perform the work while the area was under construction.)
