ITEM NO. 1B: FINAL PLAT OF BAUER FARM FIRST PLAT, NE CORNER OF W. 6TH STREET & WAKARUSA DRIVE (PGP)
PF-05-04-08: Final Plat for Bauer Farm First Plat, located at 4700 W. 6th Street. Submitted by Landplan Engineering PA, for Free State Holdings Inc and Free State Group LLC, property owners of record.
STAFF RECOMMENDATION: Staff recommends approval of the Final Plat for Bauer Farm First Plat and forwarding it to the City Commission for acceptance of dedications of easements and right-of-ways, subject to the following conditions:
1. Provision of the following fees and recording documentation: a) A current copy of the paid property tax receipts. b) Recording fees made payable to the Douglas County Register of Deeds. 2. Submittal of a Temporary Utility Easement Agreement. 3. Pinning of the corners of the subdivision per Zoning Code Section 20-811(g)(8). 4. Payment to Public Works of street and traffic control sign fees per the approval of the City Traffic Engineer, prior to the submittal of the Final Plat Mylar to Planning for recording at the Register of Deeds Office.

STAFF REVIEW
This is a final plat consisting of the first of seven proposed phases of an approved Preliminary Development Plan/Preliminary Plat for Bauer Farm. This first plat contains approximately 13.76 acres located along the north side of W. 6th Street, east of Wakarusa Drive and includes nine commercial lots, two stormwater drainage tracts and three public street right-of-ways.
Improvement Plans
On July 3, 2008, the applicant submitted the Bauer Farm Phase 1 Improvement Plans to Public Works for street, storm and waterlines. These improvement plans are being reviewed by City Staff for the standard approval and release.
Per the City Traffic Engineer, a condition should be required for the applicant to provide the required payment of street name and traffic control sign fees to Public Works prior to the recording of the plat at the Register of Deeds Office.
Master Street Tree Plan
A Master Street Tree Plan has been reviewed and approved for this project. The street trees are included with the landscaping for the approved Development Plan and will be installed by the applicant.
Summary
The Final Plat for Bauer Farm First Phase, as conditioned, is in conformance with the platting requirements, the zoning district and the Bauer Farm Preliminary Development Plan.
