License Agreement for the continuation of the existing historic parking in the right-of-way along the east side of Connecticut Street at 704-728 Connecticut Street.

Project History/ Details:

A site plan [SP-12-85-07] has been submitted to convert building space used for commercial storage into commercial retail at 704 & 708 Connecticut Street. As part of the site plan approval, Planning Staff have recommended the applicant seek a license agreement which would recognize the existing historic parking spaces located within the right-of-way for 704-728 Connecticut Street, which is all owned by LFF L.L.C. (contact - Grant Lechtenberg).

 

According to the Appraiser’s Office, the buildings are believed to have been built in 1954. The license agreement would formally recognize the historic parking spaces and the understanding between the City and Licensee for the continued use of these 27 parking spaces, plus an additional 4 spaces to be constructed by the applicant, within the right-of-way at 704-728 Connecticut Street.

 

Project Funding.  The parking spaces have been at this location, within the right-of-way, for over 50 years. Sidewalk, curb and gutter improvements in front of 704-708 Connecticut Street are proposed to be installed by the applicant as part of their recently submitted site plan [SP-12-85-07]. The applicant will also be installing 4 parking spaces, landscaping, fencing and curb and gutter improvements for their adjacent vacant lot to the south, located at 728 Connecticut Street. There are no costs by the City associated with these improvements or the License Agreement.

 

Action Request.  Authorize City Manager to sign License Agreement with LFF L.L.C. to allow for the continuation of existing parking within the right-of-way along the east side of Connecticut Street (704-728 Connecticut Street).
