Proposal from Applicant

 

Please find the proposed text amendment to the subdivision regulations below.  You will find the original section (1), a proposed section based directly upon the 2006 IFC (2) and a proposed section based upon the 2006 IFC with a limit on the total units allowed on a single access point (3).  I am recommending that the third section be the preferred alternative because the fire code does not have an upper limit on the number of single and two family homes on an access point as long as they have an automatic sprinkler system.  The maximum total units (100) was based upon what we felt made sense.  If you have any questions or comments, please let me know.

(1) Original Subdivision Regulation - 20-810(d)(2)(iii)

 

No new Subdivision shall be approved in which more than 35 residential Lots or potential residential dwelling units, or more than 25,000 square feet of nonresidential space will have access to the public road system via a single outlet to the arterial and collector Street system as shown on the adopted Major Thoroughfares Plan.

 

(2) Proposed Subdivision Regulation - 20-810(d)(2)(iii) (in accordance with Fire Code)

 

No new Subdivision shall be approved in which more than 30 one or two family potential residential dwelling units, 100 multiple-family (three units or more) potential residential dwelling units or more than 25,000 square feet of nonresidential space will have access to the public road system via a single outlet to the arterial and collector Street system as shown on the adopted Major Thoroughfares Plan.  Where there are more than 30 one or two family dwelling units on a single outlet and all dwelling units are equipped throughout with an approved automatic sprinkler system in accordance with the Fire Code, access from two directions shall not be required.  Subdivisions with up to 200 multiple family (three units or more) dwelling units may have a single outlet when all buildings, including nonresidential occupancies, are equipped throughout with approved automatic sprinkler systems installed in accordance with the Fire Code.

 

(3) Proposed Subdivision Regulation - 20-810(d)(2)(iii) (with limit on total units)

 

No new Subdivision shall be approved in which more than 30 one or two family potential residential dwelling units, 100 multiple-family (three units or more) potential residential dwelling units or more than 25,000 square feet of nonresidential space will have access to the public road system via a single outlet to the arterial and collector Street system as shown on the adopted Major Thoroughfares Plan.  Where there are more than 30 but not more than 100 one or two family dwelling units on a single outlet and all dwelling units are equipped throughout with an approved automatic sprinkler system in accordance with the Fire Code, access from two directions shall not be required.
