ITEM NO. 1: FINAL PLAT FOR VILLAGE MEADOWS, NW CORNER OF W. 6TH STREET & CONGRESSIONAL DRIVE (PGP)
PF-04-06-07: Final Plat for Village Meadows, 17.930 acres located at the northwest corner of W. 6th Street and Congressional Drive. Submitted by Peridian Group, Inc. for Village Meadows, LLC, property owner of record.
STAFF RECOMMENDATION: Staff recommends approval of the Final Plat for Village Meadows and forwarding it to the City Commission for acceptance of dedications of easements and rights-of-way, subject to the following conditions:
1. Provision of the following fees and recording documentation: a) A current copy of a paid property tax receipt. b) Recording fees made payable to the Douglas County Register of Deeds. 2. Submittal of a Temporary Utility Agreement. 3. Pinning of the corners of the subdivision per Section 20-811(g)(8). 4. Provision of the following modifications to the Final Plat: a)

STAFF REVIEW
This replat of the property is a requirement of both the rezoning of the property [Z-09-42-04] and the conditionally approved Use Permit Upon Review [UPR-09-03-04]. The replat was required in order to combine the two lots into one lot, provide secondary access for the property to the west, and to provide for utility and drainage easements for Village Meadows. A copy of the Village Meadows UPR Site Plan, UPR extension action letter, and the rezoning action letter are attached for reference.
Infrastructure
This property participated in the benefit district for infrastructure improvements to Overland Drive and Congressional Drive. The benefit district improvements (streets, sidewalks, municipal water lines, sanitary sewer lines, and stormwater drainage lines) have been completed.
Floodplain Overlay District
