RE:	Item No. 1: Revised Conditions for Four Seasons Retirement Community Final Plat (PF-08-21-06)

While the UPR site plan for the Four Seasons Retirement Community included the provision of a public sidewalk along the north side of 24^th Place abutting the retirement community, the conditions of approval as listed in the staff report for the Final Plat did not include the requirement of public improvement plans for the construction of the sidewalk within the right-of-way.

The original condition of approval related to public improvement plan submittal is as follows:

3. Submittal of public improvement plans for the extension of water and sewer improvements.

The revised condition of approval is as follows:

3. Submittal of public improvement plans as appropriate for the construction of water, sanitary sewer, and sidewalk improvements.

Staff recommends that the Planning Commission approve the Final Plat of Four Seasons Retirement community with the above-referenced revised condition #3.
