PDP-01-03-06: Revised Miracon Plaza Preliminary Development Plan

 

During the Wednesday, July 26th, 2006 Planning Commission meeting, the Commission recommended approval of a revised version of condition #3d for the Miracon Plaza Preliminary Development Plan, per the suggestion of the applicant.

 

The original staff-recommended condition of approval is as follows:

“A note, stating that public improvement plans showing the construction of all required geometric improvements will be provided for review and approval with the final development plan. The median on the north leg of Wakarusa Drive and Clinton Parkway shall be modified as necessary and all geometric improvements shall have proper lane alignment, lane configuration, and lane tapers as required by AASHTO and the MUTCD.”

 

The revised applicant-requested condition of approval is as follows

The median on the north leg of Wakarusa Drive and Clinton Parkway shall be modified as necessary and all geometric improvements shall have proper lane alignment, lane configuration, and lane tapers as required by AASHTO and the MUTCD.”

 

During the August 9, 2006 mid-month Planning Commission meeting, Utilities and Engineering staff were present to discuss the timing of Public Improvement Plans. Specifically, staff articulated that an existing 24-inch waterline along the east side of Wakarusa Drive may need to be relocated or lowered due to the widening of Wakarusa Drive. As such, staff continues to support its original position related to submittal of Public Improvement Plans with the Final Development Plan application, as the potential relocation of the waterline may impose significant project costs for the applicant, in addition to project changes.
