Project History.
The Riverfront Parking Structure, constructed 1989-1990, has 510 parking spaces. It includes a slab on grade parking level and one structural pre-cast supported concrete level. The parking garage is in good shape for its age. The conditions observed include deterioration that is considered typical in garages with over 15 years of service life. The major conditions observed include deteriorated stairs, failed expansion joints, concrete spalls, moisture infiltration to the lower level at stairs entrance, and miscellaneous maintenance repairs.
The New Hampshire Parking Structure, constructed in 2000-2001, has 493 parking spaces. It includes a slab on grade parking level and three supported structural levels constructed of pre-cast concrete tees. The conditions observed include minor deterioration that is considered typical in garages with five years of service life. The conditions observed only require protective applications and maintenance to mitigate infiltration of concrete components with chlorides that induces corrosion. The double tee floor system is in good condition. The major conditions observed include sealant failures; weld connection failures, minor concrete spalls, and corrosion of metal stairs/railings.
Project Details/Status.
The project includes making concrete repairs to the floor slabs, removal of the brick plaza at the stair entrances, and waterproofing and maintenance repairs. Repair of failing pre-cast T. Re-establish welds. Replacing missing and broke down caulking and rubber joint membranes.

This does not include the replacement of the stairs at Riverfront Parking Garage. We received one bid and we are doing another review.
