RE:	Development Code Issues requiring additional study

I have compiled a list of topics that the Planning Commission discussed at their February 22nd meeting that would likely involve future text amendments to the Development Code.  These are the topics that I noted the Commission indicated would involve additional research or study:

• Potential creation of two RMG Districts reflecting distinct neighborhood characteristics
• Revisions to design guidelines for Accessory Dwelling Units
• Tree preservations standards
• Creation of a more complete index
• Additional outdoor lighting standards
• Creation of fiscal penalty when projects constructed out of compliance with approved plans
• Revisions to Floodplain Management Regulations to reflect findings of the N. Lawrence Drainage Study

Staff will propose a set of Text Amendments for public hearing in April based upon the Commission’s discussion at the March 8th mid-month meeting.  Amendments that are related or considered minor/technical changes will be packaged together so that the Commission has more flexibility in separating issues that may be determined to require additional study or discussion.
