Updated information has been provided to Staff concerning the Lake Pointe PCD preliminary development plan which has resulted in revised conditions of approval.

 

 

1.   The parking requirement for the Boat Dealer was based on the net floor area of 4000 Sq Ft as shown on the plan. This figure was incorrect; the net floor area is 1200 Sq Ft. This results in 6 required parking spaces for the Boat Dealer. Since 8 are provided on the plan, the condition for increased parking or reduction of building size has been removed. 

 

2.  The overhead door to the service bay will be relocated to the southeast corner of the building, so customers bringing their boats in to service will not be backing into the main traffic flow pattern. One overhead door to the showroom will remain in the northwest corner of the building. This will be marked for ‘showroom deliveries only’ and a note will be added to the plan which states that deliveries will be made only during non-business hours. Condition 5(g) has been revised and condition 5(f) has been added  to reflect this change.

 

3.  The trash dumpster for the Boat Dealer has been removed from within the setback area. This condition has been removed.

 

4.  A revised plan has been provided which shows the location of all entryways and overhead doors. This condition has been removed
