The replat meets the minimum lot size (5,000 square feet),
width (50 feet), and depth (100 feet) for the M-2 (General Industrial)
District. The new lot will comprise a width of approximately 84 feet at the
front property line, width of approximately 82 feet at the rear property line, depth
of 92 feet on its eastern side, depth of 157.52 feet on its western side, and
lot area of 9,761 square feet.
Regarding setback requirements for the M-2
(General Industrial) District, an existing ferrous chloride tank is located
within the eastern side yard setback of 20 feet. Prior to placing the UPR
application on a City Commission meeting agenda, a variance from the Board of
Zoning Appeals is required for the encroachment of this structure. An
additional variance is required for the new structure, which encroaches into
the front yard setback of 25 feet.
Summary
In accordance with Section 21-302.2, the
proposed lot has been pinned. The replat conforms with the Zoning Ordinance and
Subdivision Regulations.
