PF-12-39-04:  Final Plat for Quail Valley Townhomes, a Replat of Lots 67, 68, & Lot C of the Replat of Lots 69 & 70, Alvamar Estates.  This proposed three-lot planned unit development residential subdivision contains approximately 0.961 acre and is located at 2113-2143 Quail Creek Drive.  Submitted by Landplan Engineering, P.A., for E. & G. Properties, L.L.C., property owners of record.

 

 

 

STAFF RECOMMENDATION: Approval of the Final Plat of Quail Valley Townhouses and forwarding it to the City Commission for acceptance of easements, subject to the following conditions:

1.      Provision of the following fees and recording documentation:

a.      Current copy of paid property tax receipt at the time of submittal of the final plat for filing.

b.      Recording fees made payable to the Douglas County Register of Deeds.

c.      Provision of a completed Master Street Tree Plan per Section 21-708a.

 

 

Applicant’s Reason for Request:

Replat of the properties to relocate property lines to go between the existing townhouse buildings rather than bisecting the structures.

STAFF REVIEW

 

The final plat is located along the west side of the 2100 Block of Quail Creek Drive. There are three existing townhouse buildings located on 3 Lots. The lot lines currently bisect the townhouse buildings. The property is being replatted to move the lot lines so they fall between the townhouse buildings.

 

This area was previously platted as Alvamar Estates, Lots 28 through 87, Final Plat recorded in 1968 and Replat of Lots 69 & 70, Alvamar Estates Final Plat recorded in 1975.

 

The 1968 Alvamar Estates Final Plat had the following note: “This plat conforms to a Community Unit Plan as previously approved by the City. Maximum units for the lots shall be as follows: …Lots 66-70 (20 total units) …”.

 

The submitted Quail Valley Townhouse Final Plat conforms to the Alvamar Estates Community Unit Plan.

 

 

PUBLIC IMPROVEMENTS

 

Public improvements for this property already exist. Access is provided via Quail Creek Drive, a local street with the required 60’ of right-of-way.
