ITEM NO. 4:  FINAL PLAT FOR HINES SUBDIVISION NO. 2; 1300 BLOCK OF MAPLE LANE   (PGP)

PF-01-04-04:  Final Plat for Hines Subdivision No. 2.  This proposed one-lot residential subdivision contains approximately 0.12 acre and is located between 1335 and 1345 Maple Lane.  Submitted by Peridian Group, Inc., for Hugh F. Hines, property owner of record.

1.       Will need to provide public improvement plans to Public Works. (Notified)

2.       The public improvement plans will need to include the installation of a 5’ wide sidewalk along Maple Lane. (Notified)

3.       Please provide a 10’ Utility Easement along the west side of the property line. (Plat Revised)

STAFF REVIEW

 

The request is for Final Plat approval for Hines Subdivision No. 2, which is a 1-lot subdivision containing 5,200 Square Feet. The subject property is a vacant parcel located between 1335 and 1345 Maple Lane.

 

The 40’ wide x 130’ deep parcel is zoned RS-2 and has not been previously platted.

 

PUBLIC IMPROVEMENTS

 

Public improvement plans will be submitted to Public Works prior to the filing of the final plat at the Register of Deeds Office. The public improvement plan will include a 5’ width sidewalk along the east side of Maple Lane in front of this property.

 

ACCESS/STREETS

 

Access to the property will be from the existing Maple Lane, which has a right-of-way width of 45’.

 

SANITARY SEWER

 

The developer proposes to use the existing sewer line to provide sanitary sewer service for this property.

 

WATER SUPPLY

 

There is an existing water supply line along the east side of Maple Lane.

 

APPROVED VARIANCES

 

On December 17, 2003, the Planning Commission approved the following variances for the Hines Subdivision No. 2:

 

  1. Variance to minimum lot width at front building line in a RS-2 District to a 40’ width; and

 

  1. Variance to minimum lot area in a RS-2 District to a lot area of 5,200 square feet.

 

CONFORMANCE

 

The final plat conforms to the approved preliminary plat.

 

RECOMMENDATION:      

 

Staff recommends approval of the Final Plat of the Hines Subdivision No. 2, and forwarding it to the City Commission for acceptance of easements and rights-of-way, subject to the following conditions:

 

1.      Provision of the following fees and recording documentation:

    1. Current copy of paid property tax receipt at the time of submittal of the final plat for filing;
    2. Recording fees made payable to the Douglas County Register of Deeds.
    3. Provision of a master street tree plan.
  1. Execution of a Temporary Utility Agreement.
  2. Provide an agreement not to protest a future benefit district for street improvements to Maple Lane.
