SUMMARY

 

PF-01-03-04:  Final Plat for Stone Meadows-West No. 5 Subdivision, a Replat of Lots 1 & 2, Block 3, Stone Meadows-West Subdivision.  This proposed residential subdivision contains approximately 0.50 acre and is located north of 15th Street west of Stone Meadows Drive.  Submitted by Taylor Design Group for Garber Enterprises, Inc., property owner of record.

STAFF REVIEW

The subject property is located on the south side of Brighton Circle on the southwest corner of Stone Meadows Drive and Brighton Circle. The subject property is bound on the north, east and south by existing street right-of-way. The plat does not propose to dedicate any additional right-of-way or easements. The property is developed with two triplex buildings (1442-1452 Brighton Circle). The proposed plat consolidates two existing lots into a single platted lot and removes the interior lot line. The two triplex units were constructed in 1988 according to the Appraiser’s Office. There is no approved site plan on record for these buildings. Triplexes are exempt from the site plan review process.

 

Conformance

The RM-1 (Multiple-Family Residence) District requires 3,500 SF per dwelling unit (12.5 dwelling units per acre). There are six (6) units on the total acreage. The subject lot area allows up to a total of 7 dwelling units. The proposed lot configuration and size conforms to the existing zoning code. The overall lot depth and width conform to the minimum standards of the RM-1 District. There is no development/construction associated with this replat. The intent is to “clean-up” the lot configuration to allow for condominium sale of individual dwelling units.

 

Recommendation:  Staff recommends approval of the Final Plat of Stone Meadows-West #5 and forwarding it to the City Commission with a recommendation for endorsement subject to the following conditions:

 

  1. Provision of a copy of the maintenance and access agreement for the file; and
  2. Provision of the following fees and recording documentation:

a.      Copy of paid property tax receipt;

b.      Recording fees made payable to the Douglas County Register of Deeds;

c.      Provision of a master street tree plan.
